1. How soon can I purchase a lot in one of the new Whitewing communities?
Lots are now available for sale in both Whitewing at Germann Estates and Whitewing at San Tan Magma.
2. Do we need to build our home within a certain timeframe after purchasing our lot in Whitewing?
There is no stated length of time within which you must begin construction on your home. Once you begin, however, it is expected that the home will be built and occupied in a reasonable period of time as outlined in your construction schedule submitted to the Architectural Review Committee.
3. After we purchase our lot in Whitewing, do we need to use a specific builder?
No, you may use a custom homebuilder of your choice (view our optional resource list for ideas on all phases of your custom building project), or you can be your own general contractor; however, all home designs and landscape plans must be approved by the Architectural Review Committee before being submitted to the appropriate city or county for a building permit. Once approved, the home and landscape must be built as presented.
4. What is the minimum size of the home that can be built?
There must be a minimum of 3,200 square feet on the main floor of the home at Germann Estates; 2,800 square feet at San Tan Magma. But probably more important than the size of the house is the quality of the house that will be built. The Architectural Review Committee will expect high-quality design, materials, and workmanship in every home and landscape surrounding it.
5. May I build a basement in my home in Whitewing?
Basements are allowed and encouraged for homeowners that want additional square footage in their house.
6. Are two-story homes allowed in Whitewing?
Two-story homes are not allowed in Whitewing at San Tan Magma in an effort to maintain the "feel" of the Southwestern desert. Whitewing at Germann Estates will allow some two-story homes on specified lots only.
7. We would like to buy a lot in Whitewing, but don't know who to use for obtaining a loan. Do you have some suggestions?

8. What is the process for building a custom home?
If you have not built a custom home before, it can be a confusing process. Please contact us to set up a one-on-one meeting to review the steps of the custom home building process.
9. How much are the Homeowner Association (HOA) monthly dues?
Homeowner Association monthly dues will be determined based on a preliminary budget prepared for each subdivision to include projected annual expenses and reserve funds. Some of the anticipated expenses are still unknown amounts. An estimate of the minimum amount for each community would be: $105 per month at San Tan Magma and $125 per month at Germann Estates. The monthly fee at Germann Estates will increase significantly at some time in the future when the manned guard gate becomes operational.
10. When do we start paying monthly HOA dues?
Monthly HOA fees will begin at the time you close escrow on the purchase of your lot. Dues will be paid every month thereafter so that funds are available for common area expenses in the subdivision, such as electricity, water, and landscape maintenance.
11. Where can I view a copy of the Declaration of Covenants, Conditions, and Restrictions (CC&Rs) for the Whitewing subdivisions?

12. Is a Soil Report available?
The Whitewing at Germann Estates Soils Report and Whitewing at San Tan Magma Soils Report are both available for viewing in PDF format.
13. What is on-lot storm water retention?
On larger residential lots (lots larger than 20,000 square feet), rainwater that falls on the lot must be contained on that lot without overflowing into a neighbor's yard or into the streets. Each residential lot of this size must be graded to provide water retention areas to comply with this city and county guideline. On lots smaller than 20,000 square feet, storm water will be retained in the common, open-space areas.
14. Are recreation areas available for use in the Whitewing subdivisions?
Most purchasers are attracted to Whitewing because the large lots give the opportunity for pools, sports courts, secondary buildings, and play areas on each individual lot without having to assess the community to maintain common area pools, etc. Nonetheless, there is a common area tot lot, ramada, picnic, and barbecue area where neighbors can meet and get to know each other.
15. Is it possible to park an RV or other vehicle in our lot?
The provisions of Whitewing CC&Rs do not allow any exposed vehicle parking. However, secondary buildings can be built for RVs, boats, campers, horse trailers, car collections, etc. These buildings must be the same architectural style, same materials, and same colors as the main house, and must be fully enclosed... no carports or open sheds.
